Financial Feasibility Study Analysis Of Subsidized Housing Development In Purbalingga District
Abstract
The development of subsidized housing is a government effort that is appreciated in providing decent housing for low-income people. PUPR Purbalingga Regency has a program to increase the number of subsidized housing, through the developer PT. Lingga Bangga Nusantara built subsidized housing called Sutera Serayu in Bojong Village, Mrebet District, Purbalingga Regency. This housing development needs to be reviewed in terms of financial aspects, whether this subsidized housing can be said to be feasible or not. Aims to generate benefits for investors and the government. For the financial aspect, there are methods that need to be analyzed starting from cash flow, Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), Probablity Indexes (PI) and Payback Period (PP). The research results on a land area of ± 3265 m2 with a simple 1-story minimalist house with type 32/60 totaling 32 units. For an NPV value of Rp. 7,971,466,811, a payback period of 9 months, with a BCR value of 1.275, and a PI value of 1.07 and an IRR value of 31%, it can be concluded that from these calculations it is said to be feasible and can be benefits for the owner.
