<p><em>The determination of TKDN value regulated by the government through established policies and regulations. Calculation is generally carried out in the procurement goods and services. Government construction procurement includes several components that must be calculated before the tender process is carried out, namely RAB, technical specifications, work implementation methods. Research will be conducted at UKPBJ Bali. Research will use quantitative descriptive methods and data collection in the form surveys and interviews. Survey measures the percentage value each variable used to determine the value construction services. Interviews determine the amount value applied to each variable. Interviews were conducted with the Commitment Making Official or technical team. Analysis uses mode analysis through Microsoft Excel by entering all analyzed. Variables used to calculate of Government Construction Services Procurement work in Bali are the Analysis Unit Price Work and the value set by the planning consultant. <p><em>The development of subsidized housing is a government effort that is appreciated in providing decent housing for low-income people. PUPR Purbalingga Regency has a program to increase the number of subsidized housing, through the developer PT. Lingga Bangga Nusantara built subsidized housing called Sutera Serayu in Bojong Village, Mrebet District, Purbalingga Regency. This housing development needs to be reviewed in terms of financial aspects, whether this subsidized housing can be said to be feasible or not. Aims to generate benefits for investors and the government. For the financial aspect, there are methods that need to be analyzed starting from cash flow, Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), Probablity Indexes (PI) and Payback Period (PP). The research results on a land area of ± 3265 m2 with a simple 1-story minimalist house with type 32/60 totaling 32 units. For an NPV value of Rp. 7,971,466,811, a payback period of 9 months, with a BCR value of 1.275, and a PI value of 1.07 and an IRR value of 31%, it can be concluded that from these calculations it is said to be feasible and can be benefits for the owner.</em></p>Dewi Laras Sulastri NingsihIrfauji Firman HidayatTeguh Marhendi Arif Kurniawan
