ANALISIS PEMELIHARAAN DAN PERAWATAN BANGUNAN RUMAH SUSUN PULOGEBANG, JAKARTA TIMUR SEBAGAI KASUS PADA MATA KULIAH PERAWATAN GEDUNG
Abstract
This study aims to assess the percentage of maintenance and repair service levels at Rumah Susun Pulogebang based on the Minister of Public Works Regulation No. 24/PRT/M/2008 concerning Guidelines for Building Maintenance and Repair. A quantitative methodology with descriptive analysis was employed through observations, documentation, and questionnaires involving 100 residents and 2 managers. The results indicate that the maintenance condition of buildings in Blocks G and H is generally rated as good to very good.
In Block G, 50% of residents rated the architectural aspects as good or very good, with mechanical and housekeeping maintenance rated as very frequent (100%), and 40% rated electrical maintenance as good or very good. In Block H, 58% of residents rated the architectural aspects as good or very good, with mechanical and housekeeping maintenance also rated as very frequent (100%), and 40% rated electrical maintenance as good or very good. Despite some deficiencies such as peeling paint and roof leaks, external building maintenance was still rated as good, with 50% very frequent and 50% frequent maintenance. These findings suggest that while the overall maintenance and repair services are adequate, there is still room for further improvement to meet standards and optimally address residents' needs.
